ROOFING- Remove and replace parapet cap, clean and resurface cement finish, prime and install two coats of elastomeric roof coating with fiberglass mesh to roof surface and interior of parapets.

EXTERIOR STUCCO- Remove all loose stucco finish, install brown coat to level plane, apply two coats of synthetic stucco with approved texture finish.

EXTERIOR PAINT- Install two coats of acrylic paint to all stucco, or as an option use integral color in stucco finish.

WINDOWS- Install all new bronze aluminum, double-glazed, sliding glass doors and windows as manufactured by Southwest Aluminum Products.

DOORS & HARDWARE- Install all new hardwood entrance doors and frames with Schlage or equal entry locksets.

WALK SURFACES- Prepare substrate and install new simulated stone surfacing at all exterior corridor and patio walk surfaces.

STAIRS & RAILINGS- Install new wrought iron railings at balcony doors, aluminum & glass railing at exterior balconies, and metal handrail at stairways.

ELEVATOR- Install new elevator operating system with latest technology as manufactured by Thyssenkrupp Elevators, re-using only the existing cabinet, which is to be totally, renovated.

ELECTRICAL- Install a totally new electrical system throughout with individual meters for each condo, 125 amp services, wiring for all outlets, lights, cook top, convection & microwave oven, dishwasher, washer & dryer, and air conditioning. Also wiring for telephone and cable TV.

PLUMBING- Install all new sanitary drain piping throughout, new PVC water piping throughout, and new roof drainage piping. Install all new plumbing fixtures, individual electric water heaters, washer & dryer hookups. Install water treatment system consisting of multi-filters, ion exchange softening, UV bacterial treatment and three thousand gallon pressurized storage tank. The sanitary drain is to be connected to COAPAES system.

AIR CONDITIONING- Install all new ducted central air-conditioning with 12 SEER efficiency rated equipment manufactured by Carrier Company or equal.

PARKING LOT- Install new cement pavers throughout expanded parking lot with landscaped dividers.

INTERIOR FINISHES- All walls and ceilings shall be repaired and receive a new texture finish with two coats of acrylic paint.
 

FLOORING- All new 18” X 18” premium grade ceramic tile flooring throughout.

BATHROOM CERAMIC- All bathroom showers and tubs shall have new Italian ceramic tile installed.

CABINETS- Install all new hardwood cabinets with granite countertops in all kitchens and bathrooms.

APPLIANCES- Install new General Electric glass surface electric cook top, combination convection & microwave oven, and dishwasher. Also available will be a matching refrigerator and a stacking washer & dryer.
