It is with great pleasure that we at San Carlos Marketing Company/Grupo Caballero announce the beginning of renovations of the Guaimas and Yaqui Condominium buildings located on San Carlos’s premier “La Posada Beach”, widely recognized as the best location in San Carlos. La Posada is centrally located just off Beltrones Blvd. between the Country Club and Marina San Carlos. This location was where San Carlos development started back in the early 60’s (Posada 1962) for one simple reason, it’s the best beach here!!
This property fell victim to the financial problems of a corporate collapse in the mid 90’s after being gutted as per the terms of sale for a “Hotel” conversion. When this operation failed to close so began the search for the right developer to correctly renovate this “Diamond in the rough” to a “First Class” condominium project, while also having to take into account the rights of the existing minority condo owners. Many prospective developers looked and made offers, but as fate would have it the right one was here in San Carlos the whole time. After more than a year of planning, due diligence, engineering studies and market analysis, the deal was struck, a real “win-win” for all involved.
The Principles
Spearheaded by a Master Builder (a San Carlos home owner for over 35 years), an Award Winning Architect, both from Tucson Arizona, and a “Well heeled” Real Estate Developer/financier from central California who have worked together on many projects over the last 25 years. “La Paloma Resort”, the “Sheraton Conquistador”, “Desert Diamond Casino”, various renovations and Condo conversions such as the “Ice House Lofts” to name just a few. These three bring to San Carlos a track record of excellence in design, execution and success. To round out this “Triumvirate” of professionals an Interior Designer from Puebla was added to the team to form “Posada Condominiums de San Carlos”, a true Mexican American venture. This team combined with San Carlos Marketing/Grupo Caballero’s “Shelter Program” is a sure formula for success!Phase 1
Phase 1 has already begun with the stripping out of all the old infrastructure of the Guaimas and Yaqui buildings, essentially bringing it down to bare masonry so the renovation can begin to bring the buildings up to a state of the art First Class Beachfront Condominium complex.
Phase 2
Pre-sales can begin with deposits being accepted for specific units, and at this time some minor specialty changes may be made prior to completion of the units.
Phase 3
Model units will be ready for prospective buyer’s inspection on late August, with the units being ready for occupancy in January 07. Grand Opening June 23rd, 2007.
Phase 4
To further enhance the overall project a new 5 story tower will be constructed adjoining the existing Yaqui building incorporating an elevator servicing both structures. Construction is anticipated to begin in summer 2007.
